A roof rarely goes from fine to failed in one storm. It drops hints for years: the odd slipped tile, moss holding damp against the surface, a stain on a bedroom ceiling that comes and goes with the weather. Caught early, most of those are repairs. Ignored, they become a replacement.
You can spot a lot from the ground with your own eyes — and the rest is what our survey is for. We photograph everything we find, so you’re never taking a roofer’s word for what’s up there.
From the pavement or the loft, look for:
One is a repair; a pattern of them is a warning.
Can point to tired timbers underneath — get it surveyed.
If light gets in, so does water.
Especially stains that grow after rain.
Tiles shedding their surface are ageing fast.
Ridge and chimney details fail before tiles do.
As a guide: concrete tiles 40–50 years, clay tiles 50–60, natural slate often longer still — but the felt or membrane underneath can fail sooner, and it’s usually what actually lets the water in. Age alone isn’t a verdict; condition is.
We inspect the covering, ridge, valleys, flashings and what we can see of the timbers, and photograph as we go. You get the photos, a plain-English verdict — repair, monitor, or replace — and a fixed written quote for whichever it needs. If it’s a £200 repair, that’s what we’ll tell you.

Moss itself doesn’t break tiles, but it traps moisture, blocks gutters and in frost can lift tile edges. Heavy growth is worth removing carefully — never pressure-washed.
