A terraced re-roof and a detached with three dormers are completely different jobs, and the material — concrete tile, clay, natural slate — swings the price as much as the size does. Any roofer giving you a number without getting on a ladder is guessing, and guesses grow once the job starts.
We survey the roof, show you photos of what we find, and give you a fixed written quote that itemises materials, labour, scaffold and waste. The price we agree is the price you pay.
When you compare quotes in Manchester, check each one covers the same things ours does:
Steeper and more complex roofs take longer, safely.
Concrete tile, clay and slate all price differently.
A legal requirement, and dearer on tight or corner plots.
What’s under the tiles matters more than the tiles.
Valleys, chimneys and flashings done properly last decades.
Stripping a roof fills skips — it should be in the quote.
If the roof is structurally sound and the problem is local — a few slipped tiles, one worn valley — a repair is the right call and we’ll say so. Replacement makes sense when the covering is failing generally, repairs are becoming a habit, or the felt underneath has gone. We’ll show you photos either way and let the roof make the argument.
Cheapest is rarely cheapest by the end. Check the quote is fixed rather than an estimate, that scaffold and waste are included, what membrane and battens are specified, and what guarantee you get in writing. A quote that’s vague on paper will be vague on your roof.

A typical house is one to two weeks including scaffold, weather depending. You stay in the house throughout — we keep it watertight overnight.
It certainly protects it — surveyors flag tired roofs, and buyers use them to chip thousands off. A documented new roof with a written guarantee removes that argument entirely.
Usually not for like-for-like replacement. Conservation areas and listed buildings have extra rules — we’ll flag it straight away if yours does.
Materials carry the manufacturer’s warranty and our workmanship is guaranteed in writing. You get both documents when the job’s done.
